What's happening?

Developers Gregory Jackson of Jackson Asset Management and Richard Hosey of Hosey Development, along with Lewand Development, plan to redevelop the abandoned Fisher Body Plant No. 21 into the Fisher Lofts. The project, announced in spring 2022, calls for 433 apartments, with 20% set aside as affordable housing for tenants making 80% of the area median income, and about 700 parking spaces. The 43,000 square feet of commercial space could include a market, food hall and coworking. Developers are seeking significant tax credits for the estimated $142 million project which has a target completion date of 2025. The project's size makes it subject to the Community Benefits Ordinance, and a Neighborhood Advisory Council has been selected with meetings ongoing in spring 2022.

October 3, 2024: $6.9 million in ARPA funding recommended for approval | Detroit City Council Planning and Economic Development Standing Committee

Awarding new ARPA Award for Fisher 21 Lofts. ( The City of Detroit (“City”), through the Housing and Revitalization Department ("HRD"), makes funding available for "ready-to-proceed projects" from ARPA funds allocated to the City through the U.S Department of Treasury. In support of affordable housing opportunities, HRD is hereby requesting approval to award funding to the following new project: Fisher 21 Lofts ($6,900,000 ARPA) - $6,900,000 in ARPA will be spent on this historic adaptive reuse project to construct 433 housing units at 6051 Hastings that will include 63 affordable housing units.)
