What's happening?

The Mid is a mixed-use development planned for a 3.8-acre site in Midtown. Construction was initially planned to start in 2019 after Mohammad Qazi purchased the site for $15 million in 2018. Initial plans called for a hotel/condo tower, residential tower and other buildings, though plans have changed several times. The state extended construction deadlines in 2021 and 2023, with the latest deadline requiring seven stories of a 15-story building complete by the end of 2026 for the developers to receive $8.97 million in brownfield tax credits. The project underwent Detroit's community benefits process in 2020-2021.

October 17, 2024: Modification to development plan with reduced density, construction to start Jan. 8, 2025 | Detroit Planning Commission

Request of GFI Hospitality for a minor modification of an existing PD (Planned Development) zoning district for the MID Project at 3750 Woodward Avenue generally bounded by Alexandrine Avenue, John R. Street, Mack Avenue and Woodward Avenue. (RECOMMEND APPROVAL)

The developers' presentation calls for the hotel size to be reduced from 225 to 216 rooms, and removes the planned top-floor condos (60 units). The residential component above the garage will be moved to a future stage, with total. A planned co-living building with 500-550 beds will become 217 units and the second-stage housing ha been reduced from 313 units on 29 levels to 153 units on 13 levels. Underground parking is removed with total spots dropping from 767 to 485 spaces, and retail is consolidated.

Construction is planned to start in January 2025, with completion of the hotel scheduled for January 2027; the garage/residential building for May 2027, and the second residential building for 2029.
