What's happening?
Housing, a hotel, a riverboat casino, a "city within a city" and commercial space are some of the many proposals that have been floated for the 42-acre former tire factory site, purchased by the City of Detroit in 1981. Former NFL running back Jerome Bettis had redevelopment rights starting in 2005. Environmental remediation needs are extensive -- the site was home to industrial facilities as far back as 1860 -- and more than $30 million of remediation work has been completed on a portion of the property. On its riverfront edge, the Uniroyal Promenade, the eastern end of the RiverWalk, opened in 2023. The future of the site is unknown after the Bettis agreement was terminated in 2024.
